What is Cleaning for a BREEAM-Rated Building?

It is commercial cleaning specified around a building that holds, or is working towards, a BREEAM rating.

The difference is not the frequency of the visits or the standard of finish you expect. It is that the materials, ventilation and waste infrastructure in your building were chosen to perform in a particular way, and the cleaning either supports that performance or quietly works against it.

No cleaning company can hold a ‘BREEAM certification’.

The scheme assesses buildings, and the contractors who maintain them sit outside its scope. What your building does need is a contractor who reads the specification and produces the records that support it.

Our BREEAM support page sets out how that work maps to individual credits.

Who Needs It?

It applies to anyone responsible for a building that carries a BREEAM rating, or one being assessed for the first time.

Asset and property managers holding a BREEAM In-Use rating need documented management evidence at every reassessment, and a good share of it comes from whoever cleans the site. Facilities managers taking on a newly certified building inherit a specification written by a project team that has since moved on, and need a contractor who will actually read it. Managing agents running multi-let offices have the added problem of tenants arranging their own cleaning to their own standards.

The building types vary more than people expect. Corporate head offices, business and science parks, distribution centres, university and NHS estate, retail and mixed-use schemes all hold ratings.

What Changes When Your Building Is Certified

Four things behave differently in a certified building, and each one has a cleaning decision attached to it.

The finishes were chosen for their environmental performance

Low-emission paints, engineered timber, polished concrete, specialist resin floors and exposed thermal mass all carry manufacturer cleaning guidance for a reason. An aggressive product or an abrasive method can dull a finish, void a warranty and bring forward a replacement your building was designed to avoid. We work to the manufacturer’s guidance and record what was used where.

The air systems do more of the work

In a building that leans heavily on mechanical ventilation and heat recovery, duct and plant hygiene becomes an operational matter. We clean ductwork, air handling units and filtration banks in line with BS EN 15780, and hold TR19 certification for kitchen extract systems.

Waste has to be counted, not just collected

Segregation at source only produces usable data if the streams stay clean, and one contaminated bin can make a month’s recycling figures unreportable. We segregate across multiple streams, brief teams on what belongs where, and record waste data digitally, so building management has measured figures to work from.

Indoor air quality is part of the assessment

Cleaning influences indoor air quality through chemical load, filtration and soil control at the entrance. We use low-VOC, plant-based chemistry, HEPA-filtered vacuum equipment rated to capture 99.97% of particles at 0.3 microns, and extract soil from your entrance matting so less of it reaches interior air. Under BREEAM New Construction Version 7, the indoor air quality plan is now worth a credit and a minimum standard for a Very Good rating or above. We deliver the cleaning practices such a plan specifies, though we do not write the plan itself.

How Alliance Cleaning Delivers It

A specification written around your building

We will always start with a site survey covering finishes and their manufacturer guidance, ventilation plant and access, waste infrastructure and streams, and the point where landlord responsibility ends and each tenant’s begins. Your specification is written from that survey.

Records captured as the work happens

Dated cleaning logs, safety data sheets, VOC product certifications, HEPA equipment specifications, ductwork hygiene records, training matrices and consumable purchase logs with chain-of-custody detail are all produced as part of the contract. Because your Alliance Cleaning contract manager looks after fewer sites than the industry average, the records are captured at your building as the work happens and held centrally, ready for whenever an assessor asks.

One standard across a multi-let building

Where common areas and tenant demises are cleaned to different standards, the picture an assessor sees is inconsistent. We can apply one protocol across both, with the records held in one place.

Benefits of Getting This Right

Your building keeps performing the way it was designed to, because the finishes, air systems and waste streams are maintained to their own specification.

Because of this, reassessment becomes a retrieval exercise, since the records already exist and are held centrally.

Consistent chemistry and filtration support the indoor air quality your occupiers notice long before any assessor does. And where BREEAM appears in a tender specification, you can evidence your cleaning contribution against the correct scheme and version, citing the credits it actually supports.

Where BREEAM Sits in Your ESG Reporting

Your BREEAM rating covers one building.

Your ESG reporting covers the organisation, and the same cleaning contract feeds both from the same set of records. The waste data behind your RSC 06 evidence is the waste data that goes into your environmental reporting, and the employment practices behind the team on your site are what procurement teams now ask about under social value.

The environmental side

We hold ISO 14001, use plant-based products with reduced packaging, and run colour-coded microfibre systems that cut water and chemical consumption. Paper products are FSC certified and consumables include recycled content. Route planning and low-emission vehicles reduce the mileage behind every visit. All of it is documented, which is what makes it usable in your own reporting.

The social side

The people cleaning your building train through our own Alliance Pathway programme, which covers business administration, customer service, health and safety and leadership alongside cleaning skills. Many of our supervisors and managers started as operatives.

Through our Alliance Giving Back initiative, staff give their own time to charitable and community projects in the areas where we work, often at weekends. It is unpaid and entirely voluntary, and it has been part of the culture here for years. In 2025 the team contributed 300 volunteer hours to local communities across the UK.

Why Choose Alliance Cleaning?

We hold ISO 9001 (Quality Management), ISO 14001 (Environmental Management) and ISO 45001 (Health and Safety Management). That matters here in a specific way, because BREEAM In-Use gives preference to suppliers certified to ISO 14001 or an equivalent standard under RSC 05 Sustainable procurement.

Alliance Cleaning has been family-run since 1998.

Through our Alliance Giving Back initiative, staff give their time to charitable and community projects in the areas where we work and in 2025 the team contributed 300 volunteer hours to local communities across the UK.

Our people train through the Alliance Pathway programme, and your contract manager stays the same person from mobilisation onwards.

Frequently Asked Questions

Do I need a specialist cleaning contractor for a BREEAM-rated building?

You need an experienced cleaning contractor who works to the building’s specification and documents what they do, which is not a specialist discipline in itself. The practical difference shows up in three places: the products used on sensitive finishes, the hygiene of the ventilation systems, and whether waste and chemical records exist in a form your assessor can use. Plenty of contractors clean these buildings well and record none of it, which leaves the evidence gap for you to fill at reassessment.

What types of buildings usually hold a BREEAM rating?

More than people assume. Corporate head offices and city-centre commercial towers are the obvious ones, but ratings are also common across business and science parks, distribution and logistics centres, university and NHS estate, retail schemes, and mixed-use developments. Local planning conditions often require a rating on new commercial development, so a building does not have to be a flagship to carry one. If you are unsure whether your site is certified, your managing agent or the original project team will hold the certificate.

Will changing cleaning contractor affect my BREEAM rating?

It can, though not in the way people fear. A change of contractor does not alter your rating directly. What it affects is the continuity of your evidence, because the chemical records, waste data and training logs your assessor asks for sit with whoever holds the cleaning contract. When we mobilise on a certified building we ask what documentation the outgoing contractor produced, so there is no gap in the record between one contract and the next.

Can the wrong cleaning products damage a BREEAM-rated building?

Yes, and it is one of the more common problems we see. Low-emission paints, engineered timber, polished concrete and specialist resin floors all come with manufacturer cleaning guidance, and an aggressive or abrasive product can dull a surface or void a warranty. Replacing a floor finish early carries a cost and an environmental impact your building was specified to avoid. We work from the manufacturer’s guidance for each surface and record the products used, so the position stays auditable.

Which parts of cleaning affect indoor air quality?

Three, and you can control all of them. The chemistry you use adds or avoids volatile organic compounds in the air. The filtration on your vacuum equipment either captures fine dust or recirculates it. And soil control at the entrance determines how much gets tracked in before anything else happens. We use low-VOC, plant-based products, HEPA-filtered equipment rated to 99.97% of particles at 0.3 microns, and extract soil from your existing entrance matting as part of the schedule.

How do you handle waste segregation and reporting?

We segregate at source across the streams your building runs, commonly dry mixed recyclables, paper and card, glass, food waste and hazardous or electrical waste. Teams are briefed on what belongs in each stream, because a single contaminated container can make a month’s figures unreportable. Waste data is captured digitally and shared with building management, which gives you recorded figures to put into your annual review.

What happens when you take on a certified building?

We always survey before we start. That means walking the building with you to look at floor and wall finishes and their manufacturer guidance, ventilation plant and how it is accessed, the waste infrastructure and streams in use, and where landlord responsibility ends and tenant responsibility begins. The specification is built from that survey. We also ask to see any cleaning requirements written into your Building User Guide or your original assessment, since those set the standard we are working to.

Is post-construction cleaning available before handover?

Yes. Post-construction and sparkle cleans on newly built or refurbished buildings are part of what we do, and on a certified project the handover itself matters. Under BREEAM New Construction, the Building User Guide produced at practical completion includes approved cleaning schedules designed to protect surfaces and air systems from day one. We can supply the cleaning schedule element of that guide, which is something main contractors need and are rarely offered.

Can you work in a multi-let building where tenants arrange their own cleaning?

Yes, and it is a common arrangement. Under BREEAM In-Use, a landlord in a multi-tenanted building has to give tenants formal written guidance on interior cleaning procedures, though the landlord is not required to police whether tenants follow it. In practice that produces inconsistency between common areas and demised space. We can apply one protocol across both, covering chemical standards, HEPA vacuuming and waste segregation, with records held in one place.

Are your cleaning products suitable for low-emission interiors?

They are. We use plant-based, low-VOC products, chosen to avoid the solvents, synthetic dyes and volatile fragrances that add to the chemical load in a sealed or mechanically ventilated building. Products are dosed accurately rather than poured by eye, and used with colour-coded microfibre systems that cut both chemical and water consumption. Safety data sheets and product certifications are held on file and available whenever you need them for an assessment or an audit.
